1. Introduction

Welcome to ManzelHub ("the Platform," "we," "us," or "our"), an online property discovery and real estate technology service operating within the United Arab Emirates.

By accessing or using our website, tools, or services — including interactions with Raahi, ManzelHub's AI-powered concierge — you agree to comply with and be bound by these Terms and Conditions ("Terms").

If you do not agree with these Terms, you must not access or use ManzelHub.

2. Definitions

• User – Any individual or entity browsing, searching, or engaging with property listings on the Platform.
• Agent – Any licensed real estate professional, broker, or representative listing or promoting properties via the Platform.
• Raahi – ManzelHub's proprietary AI-powered concierge, designed to assist users in discovering, comparing, and analyzing real estate options.
• Content – All text, data, graphics, photos, videos, software, and other material available on the Platform.
• Services – All property listing, search, comparison, analytical, and communication tools provided by ManzelHub.
• Agent Onboarding & Listing Compliance Policy – A mandatory agreement outlining agent responsibilities, penalties for false listings, and conduct standards.
• Mutual Non-Disclosure Agreement (NDA) – A confidentiality agreement executed with verified agents or partners following approval.

3. Eligibility

By using the Platform, you confirm that you are:

• a) At least 18 years of age;
• b) Legally capable of entering binding agreements under UAE law; and
• c) Using the Platform in compliance with all applicable laws and regulations.

4. Use of the Platform

You agree to use ManzelHub and Raahi only for lawful purposes. You shall not:

• Post or upload false, misleading, or unauthorized property information.
• Interfere with, hack, or misuse the Platform or its underlying systems.
• Reproduce, redistribute, or exploit any part of Raahi's interface or outputs without written consent.
• Use Raahi or ManzelHub to collect competitive intelligence or engage in unauthorized data scraping.

5. Raahi – AI-Powered Concierge

Raahi is a proprietary digital concierge developed and owned by ManzelHub.

It uses intelligent algorithms to provide property recommendations, insights, and guidance based on user input and available data.

While Raahi offers data-driven assistance, the information provided:

• Is for informational purposes only,
• Does not constitute legal, investment, or financial advice, and
• Should not replace professional consultation from licensed advisors.

ManzelHub does not guarantee that Raahi's suggestions or outputs are error-free or exhaustive.

Users are solely responsible for decisions made based on information provided through the Platform.

6. User Obligations

Users agree to:

• Provide accurate and up-to-date information when creating profiles or making inquiries.
• Respect the confidentiality of other users' and agents' data.
• Avoid misuse of communication channels or Raahi's interactive features.

ManzelHub reserves the right to suspend or terminate accounts that violate these obligations.

7. Agent Terms & Conditions

Licensed agents registering with ManzelHub agree to the following:

A. Registration & Licensing

• Provide valid real estate licensing details as per UAE regulatory requirements.
• Submit accurate company or brokerage documentation during registration.
• Keep professional details and contact information current at all times.

B. Listing Authenticity & Conduct

Agents must adhere to the Agent Onboarding & Listing Compliance Policy, which forms an integral part of these Terms.

This includes, but is not limited to:

• Uploading only genuine, available properties with accurate descriptions, pricing, and imagery.
• Updating or removing sold, rented, or expired listings within 24 hours.
• Refraining from posting "bait" or fake listings designed to mislead users.

C. Penalty for Misleading Listings

Any listing found to be false, sold, non-existent, or misleading shall result in:

• Immediate removal from the Platform; and
• An administrative penalty of AED 3,500 per violation (or up to this amount, at ManzelHub's discretion).

Repeated violations may result in permanent account suspension and forfeiture of any active listings.

D. Confidentiality and NDA

Agents approved as verified partners may be required to execute a Mutual Non-Disclosure Agreement (NDA) with ManzelHub.

This agreement governs the confidentiality of shared data, tools, algorithms, and other proprietary information.

E. Professional Conduct

Agents agree to uphold professionalism in all interactions with users and within the platform ecosystem.

Misrepresentation, spamming, or harassment will result in immediate suspension.

8. Intellectual Property

All intellectual property rights in the Platform — including the Raahi AI system, design elements, databases, and content — are owned or licensed by ManzelHub.

You may not reproduce, distribute, modify, or create derivative works without express written consent.

The Raahi name and operational framework are proprietary trademarks of ManzelHub.

9. Data & Privacy

By using ManzelHub, you consent to data collection and processing in accordance with our Privacy Policy.

Raahi may analyze anonymized user behavior to improve service performance.

ManzelHub adheres to UAE data protection laws and international best practices.

10. Content Accuracy & Third-Party Links

While we strive for accuracy, ManzelHub does not guarantee that all listings or content are complete, current, or error-free.

External links are provided for convenience; ManzelHub is not responsible for external content or third-party services.

11. Disclaimers & Limitation of Liability

• ManzelHub provides the Platform and Raahi "as is" and "as available."
• We do not warrant uninterrupted access or accuracy of any content or AI-generated recommendations.
• ManzelHub and its affiliates shall not be liable for any direct, indirect, or consequential losses arising from Platform use or Raahi outputs.

12. Suspension & Termination

ManzelHub may suspend or terminate accounts if:

• There is a violation of these Terms or the Agent Compliance Policy, or
• Any misuse of Raahi or the Platform is detected.

13. Indemnity

You agree to indemnify and hold harmless ManzelHub, its officers, employees, and partners from any claims, damages, liabilities, or costs arising from:

• Your breach of these Terms; or
• Your misuse of Raahi or the Platform.

14. Amendments

ManzelHub may update these Terms periodically. Continued use after updates constitutes acceptance of the revised Terms.

The latest version will always be published on the Platform.

15. Governing Law & Jurisdiction

These Terms are governed by the laws of the United Arab Emirates, with exclusive jurisdiction vested in the courts of Dubai.
